Mr. Nelson is experienced with diversified types of assignments to include retail, industrial, office, multi‐family, and special‐use properties. Over the last eighteen years, the primary focus has been on retail petroleum properties. Mr. Nelson has appraised over 1,500 convenience stores since 1995 and reviewed profit and loss statements from over 2,000 convenience stores in approximately 25 different states. Reports have been developed for a variety of purposes including financing, estate taxes, eminent domain proceedings, lawsuits, sales and purchase consultations, and taxation. Mr. Nelson has qualified as an expert court witness in cases involving divorce, condemnation, and bankruptcy.
